* DUE TO THE NATURE OF A " HANDYMAN " WE DO MANY THINGS ON A DAILY BASIS. SO LISTING EVERYTHING WE DO IS A VERY LONG LIST SO TO SIMPLIFY WE JUST LIST THE MOST COMMON REQUEST. 

Fixed Prices for common itemized jobs or new installs 

( These are examples and most common request but not everything that I do may be listed , if you don't see it on my list please ask me if I do it and I will give you a price )

* If you combine other handyman services that we do with your work order like other home repairs or other types of Installs or services that we do, a discount can be applied to your bill. It will reduce the overall price up to a 10% off on your final bill when combined with multiple task jobs.

(Note: Ceiling fan down rods for ceiling heights between 15' - 20' foot. If using a large down rod for a ceiling fan exceeds the length of wire from the fan motor, we will supply the extra wire and connections to lengthen the wires at an additional cost. Price will be determined on the job site and is based upon what materials are used and the length of wire needed.)

(Note: Crystal accent ceiling fans are priced differently than our normal pricing due to the extra labor that may be needed to assemble for that particular unit.)

* CRYSTAL CHANDELIERS *

* Hang Or Replace Small To Medium Size Crystal Chandelier

( including Dining Room, Kitchen Area, bedroom, office or study room, small foyer )

Standard height 8' foot high up to 10' foot & 11" inches high : $250 each 

* Hang Or Replace Small, Medium, Large Size Crystal Chandelier 

( We do offer Hang Or Replace Small, Medium, Large Size Crystal Chandelier in high ceilings starting at ceiling heights from 11' foot high up to 20' foot & 11" inches high.)

 It would require us to look at job first and to review the product that is being installed and then give proposal. Price for installation ranging from $400.00 to $900.00 depending on size, height, and complexity.

* Install Ring Doorbell

( only includes install labor only and the building must have a preexisting wiring hook up for a doorbell and wiring has to be in good working order, customer is responsible for connecting the Wi-Fi process for privacy purposes ) : $75.00 - $120.00

* NOTE *

Set pricing includes incidental materials, but does not include large items like actual lights, receptacle outlets, fans, tv’s, mounting brackets, toilets, sink, disposal, plumbing supplies, plumbing lines, etc.

* Change Out Toilet Tank Inner Parts Including Water Valve & Flapper And Chain : 

$120 "For one only" and $75.00 for each additional toilet thereafter

We will also inspect your toilet tank, toilet base, water supply line & the main water shut-off valve on the exterior of toilet for free at the time of service. We will be checking for leaks and wear in those locations. If the water supply line or the main water shut-off valve on the exterior of toilet needs to be replaced due to leaking or wear, we can do it on the spot at the same time of service for an additional fee.

* INTERIOR MAIN WATER SHUT-OFF VALVES *

* Change Out Interior Main Water Shut-Off Valve For Kitchens & Bathroom Fixtures : 

$100 - $150 each main water shut-off valve

 Pricing variant depends on location, type of pipe and difficulty level.

   These main water shut-off valves are usually located in the following locations. On the exterior back end of toilets, under the vanity cabinets in the bathrooms for the faucets & under the cabinets for the kitchen sink faucet.

* TOILETS *

* Reset Toilet Tank : $75 each

* Replace A Broken Toilet Flange Only: $150 each

 Where the toilet flange is the only thing that is present in its place and the old toilet has been removed and is no longer present. This pricing is only for replacement of the toilet flange only, not for any resetting of old or new toilets after new toilet flange is installed.

* Replace A Broken Toilet Flange & Reset Old Toilet Back In Place : $250 each

* Existing Toilet Replacements: Install New Toilet With Tank Combo Set : $225 each

* For New Construction / New Remodels Where The Flange Is The Only Thing That Is Present In Its Place Or The Old Toilet Has Been Removed And Is No Longer Present.

 : Install A New Toilet With Tank Combo Set : $150.00 each

* Note: When it comes to toilet replacement it is highly recommended to change out the old water supply line as a rule of thumb for any water fixture change outs. We will also look at the condition of the shut-off valve, they too get old and start leaking and will not work correctly as they should. If a replacement is necessary for the shut-off valve we will give that recommendation at the time of service. We also highly recommend using a high-quality wax ring kit when installing or reinstalling a toilet. These recommendations cost extra on top of the basic installation price but well worth the investment in the long run for a leak free home.

*Note: For multiple bathroom faucet replacements $100 "For one only" and $85.00 for each additional bathroom faucet thereafter.

* Install Bathroom Faucet 1-piece ( With Drain Assembly Kit ) : $150 each

* SINKS *

* New Replacement Of Kitchen Sink ( Drop-In Only ) & Faucet Combo Installation : $375-$575 

( The price Depends on all the components that it may contain going to it : garbage disposal, dishwasher drain, single tub or double, type of faucet etc. ) 

( We only do the drop in sinks, no under mounts installs )

* New Replacement Of Bathroom Sink ( Drop-In Bowl, Floating Bowl And Fixed Bowl With Countertop Only ) & Faucet Combo Installation : $275-$495 each

( We only do on the drop-in bowl,  floating bowl and fixed bowl with countertop drop installations , no under mounts installs. If your sink is a one piece vanity top and needs to be replaced in order to have a new sink installed,  we do that to. But however the prices will vary from this section as suggested above for that type of work to be completed. )

The $175-325 includes the following: Remove the old sink from counter top and set in the new sink in its place. We will also include installing the faucet and drain assembly to the new sink and hook up all the water supply lines and p-trap assembly.

* Replacement Of Bathroom Vanity

( We do not provide the tv wall mounting brackets or hardware to mount them, instead we ask our customer to provide that for us. That way you get what you really want and have the control of what functions and capabilities it has and we will install it for you. ) 

( If You would like us to " hide your wires behide the wall " during the tv mount installation, there will be a extra charge for that service alone plus the cost of the basic tv mounting service installation if you choose to move forward with hiding the wires project. We will also have to review the job at the location of installation first before committing to the hiding wires project. By doing this we will be able to see first hand if it's even possible or not at your desired location and to also see what materials may be needed to complete the job task. )
